What are the minimum stay requirements?

Most Ocean Series properties require a minimum stay of three (3) nights. During peak season and holidays, some homes require a one-week minimum stay (typically arriving and departing on Saturdays).

How many guests are allowed per property?

Each property listing clearly specifies the maximum occupancy (overnight guests). For safety, comfort, and local regulations, exceeding that limit — or hosting unauthorized parties/events — is not allowed and may result in eviction and forfeiture of payments.

Are linens, towels, and basic household supplies provided?

Yes. Every Ocean Series home is outfitted with premium linens, towels, and essential household items (bath towels, kitchenware, etc.). Our “turn-over clean & prep” program ensures beds are made and the home is ready prior to each guest’s arrival.

What’s included in the kitchen and amenities?

Homes typically include a fully equipped kitchen (plates, cookware, utensils, coffee maker, etc.), cookware and basics — so you can cook, enjoy meals, or pack lunches for beach days. Many homes also offer extras such as washers/dryers, outdoor seating or decks, and beach-friendly features (depending on the property).

Is there a concierge or guest services support?

Yes. Ocean Series offers guest support for booking, arrival, local recommendations, and assistance during your stay — from beach gear ideas to local experiences. Think of us as your local “insider.”

Booking, Damage & Policies

How are rental rates determined?

Rates are set by our experienced team based on current market conditions, seasonal demand, and local events. We monitor demand and make adjustments to ensure fair value — both for guests and homeowners.

What happens if something is damaged or broken during my stay?

Each reservation includes a non-refundable damage waiver fee, covering incidental damage up to a certain amount. Any damage beyond that amount — or damage not reported prior to check-out — becomes the guest’s responsibility.

What if I need to cancel or change my reservation?

Cancellation and modification policies vary by property and date. Please review the specific terms at booking or contact us directly for details. For peace of mind, we recommend considering travel insurance for flexibility in unexpected situations.

Arrival, Stay & Departure

What time are check-in and check-out?

Standard check-in is at 4:00 PM or later. Check-out is typically by 10:00 AM. These times allow for thorough cleaning and reset of the home between guests.

How do I get access to my rental property?

Details for key pickup or entry code will be provided in your booking confirmation before arrival. If you booked through an online portal or directly, you will receive all instructions via email or text.

What if there’s an emergency, or something goes wrong during my stay?

We maintain a local support team and trusted vendors. If a maintenance issue, urgent repair, or emergency arises — plumbing, HVAC, etc. — we aim to respond quickly. For major issues, we’ll coordinate repairs or alternative arrangements as needed.

For Homeowners (if applicable)

Do homeowners get a dedicated point of contact?

Yes. Every property in our Ocean Series program is assigned a dedicated property manager, so you always have a consistent, direct contact for questions, maintenance, or rental-management decisions.

Can I transition from another rental management company to Ocean Series easily?

We handle all aspects of transition — from marketing and onboarding to turnover logistics — to make the switch smooth and professional.

How do you maximize my rental return?

Our team monitors the local market daily and adjusts rental pricing dynamically to optimize occupancy and maximize returns, while keeping guest experience high.
